Roof Repair or Replacement: How to Decide

Short answer: Repair if your roof is relatively young (under ~15 years) with isolated, fixable damage. Replace if it’s 20+ years old, leaking in multiple spots, or showing widespread wear. The right call depends on your roof’s age, the extent of the damage, and how much life is left — and an honest contractor will tell you which makes more financial sense.

When a repair is the right call

  • The roof is under ~15 years old and otherwise in good shape
  • Damage is localized — a few missing shingles, one leak, a flashing issue
  • Storm damage to a specific area (often covered by insurance)
  • You’re not seeing widespread granule loss or curling

A targeted roof repair is faster and far cheaper than replacement — and it makes sense when the rest of the roof has years left.

When replacement is the better value

  • The roof is 20+ years old (typical asphalt lifespan in New England)
  • Multiple leaks or recurring problems
  • Widespread curling, cracking or missing shingles
  • Granules filling your gutters, or daylight/sagging visible in the attic
  • You’ve already paid for several repairs

At that point, repeated repairs cost more than they’re worth, and a full roof replacement restores the whole system — new underlayment, ice-and-water shield, ventilation and shingles.
